The Bridge Advisory Group provides the following services:

Consultant Selection / Team Assembly
The strengths and weaknesses of project consultants can make or break the entitlement of the
project. For example, a hillside development requires a different team of consultants than an infill
mixed use development; a mixed-use residential project requires a different team than a retail
development; and the preservation of open space for an endangered or threatened species requires a different team than the development of a park. The Bridge Advisory Group assembles specific Consultant Teams, including the best civil engineers, architects, land planners, land use attorneys and
environmental consultants tailored to each development and each individual municipality.

Consultant Management
The Bridge Advisory Group manages consultants so that the Entitlement Strategy is synchronized
and coordinated to meet the developer's schedule, budget and political goals. This includes
management of the daily activities associated with Project approval, including Land Use and
Engineering Plans, General Plan Amendments, Specific Plans, Zone Changes, Development
Agreements and Environmental Permits and Agreements.

Political Feasibility
The Bridge Advisory Group provides an assessment of external political factors that may influence
project success. We review and analyze project documents and include an assessment of the
documents' strengths and weaknesses, key political and policy issues they prescribe and their ability
to become implemented.

Governmental Relations
The Bridge Advisory Group provides strategic advice on maneuvering through the governmental
approval process to gain approval of development plans and projects.

Development Agreement Negotiation
Some development negotiations are best memorialized and secured by a Development Agreement. In these instances, negotiations with the Municipalities are critical to the bottom line. The Bridge Advisory Group takes a strategic approach to Development Agreement negotiations to ensure that fees are locked in and development approvals are good for many years.

Comprehensive Community and Neighborhood Design
The Bridge Advisory Group provides guidance and coordination of the design process whether it is a Master Planned Community or an Individual Neighborhood. We work closely with land planners, landscape architects, architects and engineers to coordinate the design and compilation of a Specific Plan and/or Master Planning Documents so that they meet the business objectives of the Subdivider/Master Developer and are consistent with all Engineering Documents and Agreements with the Municipality.

Tentative Tract Maps/Engineering Coordination
The Bridge Advisory Group manages the Engineering effort for development projects to ensure timely approvals and consistency with Planning Documents.

Community Relations
Community Outreach Programs can be developed, which may include speaking to surrounding
homeowners, homeowners associations, community stakeholders and elected officials. Community
Relations efforts center on conveying the project vision and gaining community support for the
project. These services can also be provided in Spanish.
